We start with the lot, not a floor plan
Before anyone draws, we look at what the property allows: lot size, setbacks, easements, the condition of an existing garage, and how far the unit sits from the sewer and power connections. That review decides which of the four ADU types are on the table.
Four types, compared side by side
A detached unit gives the most privacy and the most work below grade. An attached unit shares a wall and often shortens utility runs. A garage conversion reuses a slab and a roof if both are sound. A JADU stays inside the house and is the smallest step. We put the four next to each other for your lot so you choose with the trade-offs in view.
Drawings that answer to the build
Because the same team builds what it draws, the plans are made with the construction cost in mind. When a design choice adds cost, you hear about it while it is still a line on paper.
Permits, utilities and the final
We submit the plans, respond to corrections, coordinate the utility work and book each inspection. The project is done when the city signs off, not when the paint dries.

Before you plan a unit
It depends on the lot. A detached unit needs open yard and a path for utilities, an attached one needs a wall of the house to build against, a garage conversion needs a sound structure, and a JADU needs a room inside the home you can give up. We look at all four before recommending one.
On many single-family lots, state law allows both. Whether yours does depends on the zone and the layout, so we confirm it in the lot review before drawing either one.
Yes. We prepare the drawings, submit them, answer the plan check corrections and pull the permit. During the build we schedule each inspection through final.
Not always. Some units share the main house's water and power, others get separate meters. It is a cost and a rental decision, and we lay out both options for your lot before you choose.
