Garage conversions start with the slab
Many garage slabs were poured without the footing or vapor barrier a living space needs. We check the slab and the framing early, since that decides whether a conversion is a simple remodel or a partial rebuild.
Foundations for detached units
A detached ADU sits on a new foundation designed for the soil and the load. If the lot slopes or the soil report calls for it, the foundation design changes, and we price that before you commit.
Beams and openings
Removing a wall, widening an opening or adding a second story needs a new beam or post. An engineer sizes it, and we install it to the stamped drawings.

For new foundations, load-bearing changes and second stories, yes. We coordinate with engineers as part of the project.
Yes, when they come with drawings or we can arrange them. Structural work does not have to be part of an ADU.
