Getting started
The property address and a short description of what you want to add. A survey, old permits or photos help later, and we ask for those by email.
Yes. After a first look at the parcel records, we walk the lot to check the setbacks, the existing structures and where the utilities run.
Often, yes. We review them against the current rules and the cost to build, and tell you what would need to change before submitting.
ADU types and rules
A JADU is a smaller unit created inside the existing home, with its own entrance and an efficiency kitchen. An ADU can be detached, attached or a converted garage, and is a full unit in its own right.
State law generally does not require replacement parking when a garage becomes an ADU. Local details still apply, and we confirm them for your city.
It depends on the type, the lot and the city's rules within the state limits. We give you the size range for your property after the lot review.
Cost and building
In writing, after the lot review. The price follows the type, the size, the site work and the utility connections, so we only commit to a number once those are known.
For a detached unit, rarely. For an attached unit, a garage conversion or a JADU, some days are noisier than others, and we plan the loud stages with you.
We do. Every inspection from foundation to final is scheduled and attended by our team.
