Every layout on the same site plan

Each unit type asks something different of an urban lot. A detached ADU needs its own footings and the longest trench back to the house connections. Attaching the unit to the house shortens those runs, though the shared wall must carry a rated separation. Converting a garage keeps the existing shell, provided the slab and framing hold up once opened and inspected. A JADU stays inside the main home and leaves the yard untouched. We draw every option to scale on the same plan, mark the setbacks the plan checker will measure, and show what each asks of the yard.

Sewer, power and the last inspection

Where the sewer lateral leaves the house and how much spare capacity the electrical service holds can decide where a new unit sits. We locate the cleanout, find the depth of the line, and read the panel rating before placing anything on paper. A gas line gets the same look when the layout calls for a gas range or water heater. Any upgrade those checks reveal is written into the scope at the start, where it can still shape the design. LADBS inspectors visit as the build progresses, and the unit becomes a legal home once the final inspection card is signed.
