ADU Planning in Oak Park
What we look at first when visiting an Oak Park lot for an ADU, how the findings shape the unit type, and how Ventura County reviews the plans.
On an Oak Park visit, our opening task is locating the property corners and the recorded easements. Those lines tell us how much buildable ground exists once setbacks are subtracted, and that figure rules some unit types in or out before anything else gets measured. A utility easement crossing the rear yard, for instance, can block a detached unit where it would otherwise fit. From there we move to utilities, access and the house itself.
After the boundaries
With the lines marked, we trace the sewer lateral and note where a new connection could tie in by gravity. The electrical panel rating comes next, along with whether the service can take another dwelling's load. The garage gets a close look for slab condition, interior height and framing, since a conversion depends on all of them. Inside the house we note which rooms could form a JADU with an exterior door. County review and fire hazard mapping
Oak Park is an unincorporated community, so Ventura County reviews and permits ADUs on its lots. County plan checkers compare the drawings with state ADU requirements and county zoning. Some Oak Park land falls on fire hazard maps, and a unit there may need a Class A roof, ember-blocking vents and noncombustible exterior finishes. Agoura Hills, Westlake Village and Thousand Oaks lie close by, though each runs a separate review. Plan check comments are answered on revised drawings, and inspections continue until the county signs off on the finished unit.
