How fit is measured

A detached cottage needs clear space at the rear and side lot lines, distance from the main house and a path to its door that meets access rules. We measure each of those on site and draw them onto a scaled sketch. An attached unit trades some of that yard space for a shared wall and a shorter utility run. A garage conversion uses a footprint that exists already, and a JADU stays inside the house within its size limit. Seeing all four outlines on one sketch shows which ones the lot can hold.

Utilities and the San Dimas review

Fit is also a matter of what can reach the unit. We open the cleanout to learn the depth and direction of the sewer lateral, then check whether waste from the planned spot can flow to it by gravity or needs a pump. Reading the panel and running a load calculation tells us if a subpanel will do. For an inland lot the roof covering and window glass are picked to limit heat gain. The City of San Dimas reviews the drawings against state ADU law and its zoning, and city inspectors approve the work stage by stage up to the final.
