A design for both dwellings
With both dwellings on a shared drawing set, the sewer lateral, water service and electrical service are sized a single time for the combined load. An attached unit gets a fire rated separation wall framed in with the rest of the house, and a JADU can be roughed in with its own outside entry. A detached unit can be poured during the same foundation phase. For a lot near the water, the exterior specification calls for stainless connectors, a continuous membrane behind the siding and window hardware that resists corrosion in damp, mineral laden air.

If the parcel lies close enough to the water, a separate development permit may be needed before construction is permitted, so the address is looked up at the start.
