An attached unit can be framed into the house design from the start, with its rated separation wall built once. A JADU can be roughed in within the new floor plan and finished later. If the lot slopes, footings, retaining walls and drainage for both structures are engineered together, which spares a redesign when the second building is added.
County permits and ember-resistant design
Topanga is unincorporated, so Los Angeles County Public Works, through its Building and Safety division, reviews the plans and inspects the work. Fire hazard mapping covers portions of Topanga, and new buildings on a mapped parcel may need to meet ember-resistance rules from the roof down. We plan a Class A roof, noncombustible siding, multipane glazing with a tempered pane, and enclosed eaves into both structures. County fire officials may also review driveway access and brush clearance before approval, and we prepare those sheets alongside the building plans.
