Items the plan checker reviews
Setbacks lead the list: the distance from a detached unit to the rear and side lot lines, its separation from the house and its height. Where new rooms share structure with the existing home, the checker expects a fire rated wall or floor between them and a door that leads directly outside. Parking appears on the plans only when the rules require it. Structural calculations, energy compliance forms and utility connections are matched against the drawings. If the lot slopes, the set shows stepped footings, the path runoff follows and any grading the work calls for.
From permit to final inspection
Once the permit is in hand, inspections follow the work in order: foundation, framing, rough plumbing, electrical and mechanical, insulation, drywall nailing and then the final. For an inland suburban lot, the roofing, window coatings and exterior paint are specified to stand up to strong sun and dry wind, and the inspector confirms the insulation matches what the plans call for. The final inspection closes the permit and clears the new unit to be lived in, after any corrections from earlier visits have been signed off.
