Each option is drawn on a single sheet for the parcel. A detached unit needs open yard that clears the side and rear setbacks, plus the longest trench for sewer and power. An attached unit borrows a house wall, which trims foundation work but puts a roof tie-in where flashing has to be exact. A garage conversion keeps an existing footprint if the slab and framing hold up. A JADU is cut from space inside the home and gets an exterior door of its own. Moist air off the water is hard on metal, so every column lists stainless connectors and coated fasteners.
Where the permit path differs
Hermosa Beach plans are reviewed by the city, and its own inspectors follow the build. A parcel near the water may need an extra development permit from the city before construction is permitted, so we look up the address early to learn whether that applies. Torrance and Hawthorne keep separate building departments, and Palos Verdes Estates runs a planning review of its own.
