It names the unit type picked after we set the JADU, garage conversion, attached and detached layouts beside each other, then lists the foundation, framing, utilities, finishes and inspections that type needs. What moves the number is plain on the page: the size of the unit, the length of the sewer and power runs, and the condition of any structure being reused.
What changes a quote
Reusing a garage keeps its walls and slab, yet that slab may need new footings where the plans add load, and the check happens before the quote is written. A freestanding unit adds a full foundation and a longer trench for sewer and electrical service. An attached unit ties into the main roof, so the existing framing at that joint is opened and checked. Where damp air reaches the lot, exterior materials are priced to resist it, since corroded fasteners and loose flashing are far harder to fix after the walls are closed.
