A garage conversion usually starts with bare studs and an uninsulated slab, so the walls are filled, the floor is built up over a vapor barrier and the old car door opening is framed in tight. A JADU sits within the house and mostly inherits its envelope.
Energy forms, equipment and the inspection
The state energy code calls for compliance forms that list the insulation values and the window ratings, and the City of Moorpark reviews them with the rest of the plan set. Once those numbers are fixed, the ductless heat pump is sized to the actual load, which keeps it from cycling on and off. Before drywall goes up, an inspector checks the insulation and the air sealing at top plates, outlets and penetrations. Gaps found then are cheap to close. The final inspection confirms the equipment matches the approved forms and lets the unit be occupied.
