ADU Permits in Northridge
Northridge ADU permits run through LADBS plan check. Each ADU type is read for different points, and utilities are drawn before inspections start.
In Northridge the permit desk is LADBS, the department that handles building and safety for the City of Los Angeles. Its plan checkers look at structure, energy, fire safety and zoning before any ground is broken. We draw whichever ADU type the lot supports best, whether detached, attached, a garage conversion or a JADU, and answer each correction the reviewer returns until the permit is issued.
How each ADU type is read at plan check
Reviewers come at every unit type with different questions. For a detached unit they look at setbacks, height and the distance to the main house. With an attached unit the focus shifts to the common wall, its fire separation, and the roof junction. A garage conversion is checked for an escape window, ceiling height and whether the existing slab can remain. A JADU has to stay within the walls of the house and under the size limit state law sets, with an exterior entrance of its own. Clear answers on the first submittal mean fewer rounds of corrections.
Utilities, inspections and occupancy
The review reaches past the walls to water, power and sewer. Our set shows the panel rating and any upgrade, the waste line route and its pitch, and whether the existing water meter can supply both dwellings. Reseda, Winnetka, Granada Hills, North Hills, Lake Balboa and Porter Ranch go through the same LADBS process, so the steps carry over between these addresses. Inspectors sign off each phase of construction, any correction they write is fixed and seen again before work moves on, and the final clears the unit to be occupied.
