ADU Construction in North Hills
How an inland valley ADU in North Hills is planned for dry heat and hard rain, from attic insulation and vents to gutters, grading and the LADBS review.
On inland valley ground, an ADU has to answer to two seasons: a dry stretch of strong sun and wind, and the storms that can follow it with a lot of water at once. North Hills is in the San Fernando Valley, part of that inland zone, so we plan each unit type for both seasons before comparing what they cost. The detail work is mostly in the attic and at the ground line.
Dry months and the attic
A new detached or attached unit gets a vented attic or an insulated roof deck, chosen with the energy forms in view. Light roof colors and radiant barriers cut heat gain under hard sun. A garage conversion often has bare rafters, so we add insulation between them and check whether eave and ridge vents can move enough air. A JADU borrows the attic of the main house, which means its comfort depends on the existing insulation, and we check that depth before the type comparison is written. Dry wind also pulls at loose flashing, so edges and caps are fastened tight.
Storm water at the ground line
When rain comes hard after months without it, roof water needs a set path. Gutters sized for the roof area empty into downspouts, and each downspout is led to a splash pad or a buried pipe that ends well clear of the footings. Grade around a new slab falls away from the walls, and a conversion gets its old slab edge checked for water creeping under the new floor. LADBS reviews North Hills ADU plans, as it does for Granada Hills, Northridge, Mission Hills, Lake Balboa, Panorama City and Arleta, and its inspectors see the drainage before the final.
