Corrosion on the existing house is the first thing we look for at a Ventura property. Rusted gutter hangers, pitted hose bibs and chalky paint on window trim tell us how hard damp, mineral laden air works on that particular lot. Those signs set the grade of fasteners, flashing and finish for a new ADU before we measure the yard and start testing which ADU type fits.

Reading the house and the utilities

Soft wood at the sills and blistered paint low on the siding mean water has been sitting against a wall, so the new unit gets a ventilated gap behind its cladding and sills pitched to shed water. Where nail heads and straps have rusted, stainless or hot dipped galvanized hardware is carried through the whole job. Next we open the electrical panel to read its rating and check the bus for rust, and we locate the sewer cleanout to learn where the lateral runs. A long or awkward sewer route can pull a cottage closer to the house or tip the choice toward a conversion.

City review and the state boundary check

Ventura's city building department reviews the plans and inspects the work. During feasibility we also look up whether the parcel falls inside the boundary state law draws for development near the water. If it does, a separate development permit under that program is needed along with the building permit, issued by the city or by the state commission depending on where the parcel sits on the map, and the schedule is set around that answer. After approval, inspectors follow the job from footings and the sewer test through rough trades, insulation and drywall, and occupancy follows the signed final.
