Utility Hookups for an Arcadia ADU
Will an Arcadia ADU share the house meters or get its own? How power, water, sewer and gas reach each unit type, and what the city inspects.
Can a backyard unit in Arcadia run off the house's existing water and electric service, or does it need separate meters? It depends on which type is built, how much capacity the current service has, and what the serving utility and the city ask for. We settle it during the lot review, so the four options, detached through JADU, are compared with hookup work counted in each.
One service or two
Inside the house, a JADU runs on the meters already there. An attached unit can tie into the existing plumbing and panel when the panel has capacity left for the added load. For a detached unit the choice is open: share the main service or bring in a separate one, which changes trench length, panel size and the utility application. Gas can be left out. A unit with a heat pump water heater, a heat pump for heating and cooling, and electric cooking can skip the gas line entirely. We run a load calculation on the current panel early, so each type is weighed with its true hookup scope.
Sewer paths and the city inspection
Drain lines from the unit should reach the sewer lateral by gravity. When a new bathroom would sit below the lateral, an ejector pump is added to lift the waste. Before a spot is picked for a detached unit, we find the cleanout and trace the line, because a longer run affects both placement and scope. Arcadia is an incorporated city with its own building department, which reviews the plans, including the utility sheets, and inspects rough plumbing and electrical before the walls are closed. The final visit confirms every connection is live and safe before anyone moves in.
