Drawing the house and unit together
With nothing to work around, the ADU can be a detached cottage set toward the rear, an attached unit sharing a wall with the new home, or a JADU carved from a bedroom suite with its own outside door. Each choice changes the footprint of the main house, so we sketch them side by side before the floor plan is fixed. One sewer lateral is sized to serve both dwellings, and the electrical service is chosen to carry a kitchen and heating and cooling equipment for each dwelling from the day it is energized.
LADBS review and ember details
Both buildings on a Lake View Terrace lot are permitted by LADBS, whose plan checkers and inspectors follow the work through the final. If the lot falls inside a mapped hazard area, the drawings call for a roof covering rated for fire exposure, vents screened against embers, enclosed eaves, tempered glazing and noncombustible siding where the walls meet the ground. Sunland-Tujunga, Sylmar, Pacoima and Sun Valley go through the same department. The ADU can be permitted alongside the house, and the occupancy sign off for each comes after its own final inspection.
