For a new Sylmar ADU, our planning starts at the roof. On an inland valley lot it takes strong sun, dry gusts that work at loose edges, and the occasional heavy rain that has to be led away from the walls. Where fire hazard mapping reaches the parcel, the roof must also keep embers out. We detail it for each ADU type before the floor plan is fixed.
Covering, vents and eaves
Some Sylmar parcels lie inside mapped fire hazard zones, and ember-resistance rules may then govern the whole roof assembly. In that case we specify Class A materials, for example rated asphalt shingle or clay tile, close the eaves with noncombustible soffits, and fit attic vents with fine mesh or a listed ember-resistant design. Gutters get guards so dry leaves cannot collect where a spark might land. A light-colored covering also reflects heat, which helps the energy calculations for a detached unit that has no house beside it to share shade.
Drainage and the permit
Water leaving the roof needs a planned route: gutters sized for a hard storm, downspouts that discharge onto splash blocks or into a drain line, and finished grade that carries runoff away from the new slab. A garage conversion usually keeps its old rafters, which we open up to check for rot and to add insulation. An attached unit ties into the house roof, so the flashing at that joint gets extra care.
