What the garage has to prove
The slab is checked for cracks, settlement and moisture coming up from below. We measure ceiling height against what a habitable room needs, and look at whether the walls bear on a continuous footing. Rafters, ties and the roof covering are inspected for size, sag and leaks. A failure in any of these narrows the cost gap with a new detached unit, and the comparison is redrawn with that in mind. Once the structure checks out, the drawings add wall and roof insulation, an egress window for the bedroom and new framing to close the old door opening.
Heat, power and plan check
Under hard inland sun, an old garage roof with no insulation leaves the room hot, so roof insulation and ventilation are planned at the start. A new kitchen and a heat pump may push the electrical panel past its rating, which is priced before the type is chosen.
