ADU Construction in Malibu
The first thing we check for a Malibu ADU is where wastewater goes, then the lot lines, ember rules and City of Malibu review for each ADU type.
At a Malibu property, our first question on the visit is where the wastewater goes. If the house drains to a public sewer, the new unit needs a path to that line. If it relies on an onsite septic system, that system has to be judged for the added bedrooms and fixtures before any ADU layout is worth drawing. The answer often decides whether a detached unit, an attached one, a conversion or a JADU makes sense.
Septic capacity and placement
An onsite system has a tank and a dispersal field, and neither can sit under a new building or a driveway. A unit therefore has to fit around that field with the required clearances, and it may need a larger tank or an expanded field to carry extra flow. Where the existing system cannot take more, a JADU inside the house, which adds few fixtures, can be the realistic path. Power, water and gas routes are mapped once the drainage question is settled.
City review, embers and moist air
Malibu is its own city, and the City of Malibu reviews ADU plans and inspects the work. Parts of Malibu lie inside mapped fire hazard zones, which can bring ember-resistance requirements for the roof, vents, eaves and siding. Lots close to the water also face moisture that corrodes plain steel, so we specify stainless connectors and sealed flashing. Additional state review may apply depending on the parcel, which we confirm early. Calabasas and Agoura Hills keep separate permit offices, and Topanga answers to the county.
