If an existing North Hollywood house is coming down, new construction is where the project starts, and the ADU can be designed in the same set of drawings. Sizing the sewer lateral, electrical service, water meter and driveway once for two dwellings avoids retrofitting them later. A clean slate also allows layouts a remodel cannot, like an attached unit framed alongside the main house or a JADU planned into the new floor plan.

Inspections for house and unit
Plans for both buildings on a North Hollywood lot go to the Los Angeles Department of Building and Safety, and its inspectors check each stage of the work. Footings are looked at before the pour, then framing, rough plumbing, electrical and mechanical, insulation, and drywall where it applies. On an inland valley lot, hard sun and dry wind feed into the roof, glazing and insulation choices in the energy calculations. Each dwelling gets its own final, and the ADU can be signed off together with the house.
