ADU Site Visits in Van Nuys
A Van Nuys ADU visit starts at the sewer cleanout, since pipe depth and fall decide where a detached, attached, converted or JADU unit can drain.
The first stop on a Van Nuys lot is the sewer cleanout. We lift the cap, measure the depth of the pipe where it leaves the house, and work out how much fall a line from the back of the yard would have. If gravity can carry waste from a rear unit, a detached ADU stays in play. If it cannot, a pump enters the plan, or an attached unit, garage conversion or JADU closer to the house moves up the list.
Pipe fall and the shared lateral
Every drain in the unit needs a steady downhill pitch to the main line. On a flat lot, a long run to a rear unit can use up its available depth before it meets the lateral, and an ejector pump then lifts the waste. We also run a camera through the existing pipe, looking for cracks, sags and roots, since the new unit will empty into it. Repairs found on camera are written into the ADU scope from the start, so they are settled before the trench is dug.
The LADBS review in Van Nuys
Van Nuys permits are handled by LADBS for the City of Los Angeles, the office that also covers Lake Balboa, Panorama City and Valley Glen. The plan set traces the sewer route with its pitch, any pump and the circuit that feeds it, the panel capacity, and the water line to the unit. Strong sun and dry wind reach any inland valley lot, so the energy sheets record the insulation and window choices. Corrections from plan check are answered in a revised set, and once the permit issues, inspectors follow the work through to final.
