Garage Conversion ADUs in Studio City
Converting a Studio City garage into an ADU: what state law says about the lost parking, what the old slab and walls need, and how LADBS reviews it.
Will the city make us replace the parking if our Studio City garage becomes a living unit? Under state ADU law, spaces lost to a garage conversion generally need no replacement. With parking settled, a conversion competes on the same terms as a detached unit, an attached unit and a JADU, and we compare all of them for your lot at the first meeting.
What the old garage brings and needs
Existing walls, a roof and a slab give a conversion a head start on structure, yet each piece is brought up to current code. We probe the slab for cracks and moisture, open the walls where rot or termite damage could hide, and check whether the roof framing has depth for insulation and a finished ceiling. The big door opening is framed in with a header and a window or entry. Set against that, a detached unit needs clear yard and a longer utility run, an attached one shares a wall, and a JADU stays inside the house.
LADBS plan check for the conversion
The Los Angeles Department of Building and Safety reviews ADU plans for Studio City, together with the zoning items tied to them. For a converted garage the reviewer wants to see an emergency escape window in the sleeping room, insulation values for walls and ceiling, new circuits on the panel schedule, and the path from each fixture to the sewer lateral. Inspections follow framing, rough plumbing and electrical, and insulation, then a final visit. Once that final passes, the unit is ready to be lived in.
